Situation
It was Spring – the peak of the season for active buyers and sellers – when we identified a property that met all of our customer’s expectations. A beautiful two bedroom apartment for a growing family. It had everything – a new kitchen, large bedrooms, outdoor space and plenty of light and air from being situated on a high floor in the building. With so many enticing features, our customers were not the only buyers that fell in love with the space. In fact, they were one of a handful of people submitting an offer.
Assessing the situation, and understanding that a “Highest and Best” was not in our customer’s best interest, our team had to find a way to win this property without maxing out their budget.
After submitting a complete offer with full cover letter and detailed financials, we contacted the agent to provide additional color on our qualified and undeniably charming buyers. By doing so, we were able to leverage our collective years of experience and prove to the seller and their client that our team was the right solution in bringing this transaction to a smooth and successful close.

After some back and forth, our team was able to secure this property while avoiding a bidding war and delivering a winning result for our valued customers.
