When selling your home in a competitive market, the presentation of the space is paramount in appealing to the broadest audience of prospective purchasers and attaining top dollar with minimal days on market.
Situation
Our Team took on a property listing on the Upper East Side, previously marketed by another Broker for the duration of six months. During that period, the Broker was unable to generate much interest on the property, leading to numerous price reductions. Looking at the space, we knew that pricing was not the issue. Something dramatic had to be done to reverse the damage that had been done over the past six months.
Upon winning the Exclusive, we immediately called on our network of staging specialists to transform the interior. Within the week, rooms were painted a neutral color, lighting fixtures were replaced and the original furniture was exchanged for pieces that better fit the scale and style of the apartment. Once completed, the Property was photographed and presented to the buying public.
Results
The first Open House was flooded with more than 50 prospective purchasers, resulting in multiple bids and the eventual acceptance of a Full Price Offer. Shortly after, we were informed buy the purchaser that they had seen the property a year earlier, but was unable to see the potential of the property. The creative staging was able to give the listing the needed look and luster that would captivate the buying public and see the apartment for what it was – a charming home for their family to enjoy for many years to come.
