Retaining the right attorney is paramount in securing a successful transaction.
Situation
When we began our search to find a new customer his ideal home, the Team ran hard and fast to identify the ideal space in his preferred location. With a more restrictive budget and extensive wish list of requirements, the challenge was put upon us. Timing being of the utmost importance, and the purchaser’s window to secure a home restricted, our network moved into action.
Shortly thereafter, an estate attorney, referred to us, called our offices to evaluate and review an apartment. As usual, the team immediately set an appointment to meet the estate’s representative attorney. We were given the property exclusive on site, full knowing it had its challenges. The estate attorney was from Pennsylvania and we explained the full urgency of having a New York lawyer be the transactional attorney for the coop transaction in order for the process to progress smoothly.
Well, when bringing the property to market for full exposure, we also knew it fit the requirements of our new first-time purchaser’s wish list. Now that we had all the legal parties in play for the estate, it was just a matter of having the purchaser readied for action. We again reached into our internal referral network of top council and had our buyer armed with the ideal legal representation.
Results
After a small bidding war ensued, our first-time buyer was selected as the chosen party. Contract details were outlined by our team, and the three attorneys collectively secured a fully executed agreement within five (5) business days. It was a win all around, with all parties completely satisfied with the outcome. The ironic side to the transaction was our first-time buyer had lived across the street for over ten years, admiring the apartment he now resides in.
